How to Find a Licensed Appraiser for Your Property: A Complete Guide
Whether you’re planning to sell your home, resolve a legal matter, or invest in real estate, getting an accurate and professional property-appraisal is essential. Licensed appraisers are trained to evaluate real estate objectively and provide credible reports for various purposes such as divorce-appraisal, probate-appraisal, mortgage-appraisal, or investment-property-appraisal. However, not all appraisers offer the same level of experience or specialization.
1. Determine the Type of Appraisal You Need
Before you begin your search, identify the specific reason you need an appraisal. This helps narrow your options and ensures you’re hiring someone with the appropriate expertise. By knowing what kind of appraisal you need, you can better match with appraisers who have relevant experience.
2. Verify Licensing and Credentials
In the United States, all real estate appraisers must be licensed or certified by the state in which they practice. You can verify an appraiser’s license by visiting your state’s real estate appraisal board website. Look for professionals who are:
- State Certified Residential Appraisers for homes and small residential properties.
- State Certified General Appraisers for complex residential or commercial properties.
Working with licensed estate-appraisers or professionals certified for specialized services (like investment property appraisal) ensures the valuation will meet legal, financial, and industry standards.
3. Check for Specialization and Experience
Not all appraisers are qualified for every type of job. Ask prospective appraisers about their experience in your specific area of need. If you’re seeking help-selling-my-home, an appraiser who regularly performs pre-listing-appraisals in your area will be more familiar with current market conditions.
For legal purposes, such as divorce-appraisal, bankruptcy-appraisal, or probate-appraisal, you’ll want someone who can deliver court-compliant reports and is familiar with documentation standards.
Those interested in real estate investing should prioritize appraisers who specialize in investment-property-appraisal and have experience analyzing rental income, cap rates, and market appreciation.
4. Ask for Recommendations and Read Reviews
One of the most effective ways to find a trustworthy appraiser is by asking for referrals. Reach out to:
- Real estate agents
- Mortgage brokers
- Attorneys (especially probate, divorce, or bankruptcy lawyers)
- Friends or family who recently had a residential-property-appraisal
You can also check online review platforms such as Google, Yelp, or Angi for client feedback. Look for appraisers with a solid reputation for accuracy, timeliness, and professionalism.
5. Look Into Professional Memberships
Membership in a recognized professional organization is a good sign that an appraiser takes their work seriously. These groups often require continuing education and adherence to ethical standards. Examples include:
- The Appraisal Institute
- The American Society of Appraisers
- National Association of Realtors Appraisal Section
These professionals are more likely to be well-versed in current market trends and new regulations—an advantage for tasks like new-construction-appraisal or REO-appraisal.
6. Ask the Right Questions
Once you have a shortlist of potential appraisers, contact them directly and ask important questions:
- Are you licensed and certified in this state?
- How long have you been performing appraisals?
- Do you specialize in residential, commercial, or investment properties?
- Have you done appraisals in this neighborhood?
- Do you have experience with divorce, probate, or bankruptcy cases?
- What will your report include?
- What is your fee structure?
The answers will help you assess whether the appraiser is qualified, transparent, and reliable.
7. Evaluate Communication and Professionalism
Good communication is key when working with an appraiser, especially for legal matters or real estate transactions. Pay attention to:
- Responsiveness to phone calls or emails
- Willingness to explain the appraisal process
- Clarity about fees, turnaround times, and report format
A professional attitude can be just as important as technical skill, especially when the appraisal will be used in negotiations or legal proceedings.
8. Compare Pricing, But Don’t Choose Solely on Cost
While you may be tempted to go with the cheapest option, remember that appraisals are long-term investments. A poorly done residential-property-appraisal or investment property appraisal can cost you far more in the long run—whether it’s through inaccurate pricing, missed opportunities, or legal disputes.
Compare prices, but focus on value. A slightly higher fee from an experienced, licensed appraiser may be well worth the peace of mind and accuracy you’ll receive.
Finding a licensed appraiser for your property is a critical step in ensuring you get an accurate, legally sound, and trustworthy valuation. Whether you need a mortgage-appraisal, a pre-listing-appraisal, or a bankruptcy-appraisal, working with the right professional ensures your real estate decisions are built on solid ground.
By following these tips—defining your needs, verifying credentials, checking for relevant experience, and evaluating professionalism—you can feel confident you’re hiring a skilled appraiser who will deliver reliable results. Whether you’re an investor, homeowner, or legal representative, the right property-appraisal partner makes all the difference.

- I needed an appraisal for a probate case where the executor grossly had a home undervalued and was attempting to sell it for that low value. Most appraisers I called were either busy, didn’t return calls or just unreachable. Marty called me back within minutes and was out to perform the appraisal 2 days later. He promptly followed up with a fully detailed and well-researched report which allowed me to block the sale and have the home listed for its true value. I can’t think Marty enough.read moreread less

Reality R.10/26/2024We scheduled our appointment for the inspection of two properties in Hudson County for July 8, 2020. Mark Radko called just before the set time to advise he was running very late. Since the buildings I asked him to appraise are an hour-ride from where I live, I said I would wait for him because I needed to have the appraisals done as soon as possible. He arrived 3 hours late. After completing both property inspections, I paid him in full by check that day as customary for this service.During our initial phone call, Mark assured me he would have both appraisals finished "in a couple of days." Since the inspections, via a string of texts and emails over the past months rendering promises - "I'll be working on it today, it will be in sometime tonight or tomorrow morning" - I did receive one of the two appraisals on August 24, 2020, 47 days after the inspection. I am still waiting for the second appraisal as of today, September 10, 2020, and it has been 63 days.I would not recommend Mark Radko's service. His business seems to be a misnomer, for it is certainly not 'dependable' if clients need to chase for paid reports.UPDATE 9/11/2020: I did receive the second appraisal. Both PDF documents, in my opinion, are relevant and complete.read moreread less
