What to Consider Before Hiring a Professional Appraiser for Your Property
When it comes to making important decisions about your property—whether you’re selling, refinancing, settling an estate, or navigating a divorce—hiring a professional appraiser can make all the difference. A qualified appraiser provides an unbiased, well-supported property-appraisal that reflects your property’s true market value. But before you move forward, there are critical factors to consider to ensure you’re hiring the right expert for your specific needs.
1. Determine the Purpose of the Appraisal
Before selecting an appraiser, be clear on why you need the valuation. Different situations require different types of appraisal services. For example:
- Probate-appraisal: When settling an estate after a death, an accurate appraisal is necessary to determine the fair market value of property at the time of death for legal and tax purposes.
- Divorce-appraisal: In divorce proceedings, a neutral third-party valuation helps ensure equitable property division.
- Bankruptcy-appraisal: An appraisal is used to assess a debtor’s assets accurately when filing for bankruptcy.
- Mortgage-appraisal: Lenders require this to ensure the property is worth the amount they are loaning.
- Pre-listing-appraisal: Homeowners use this to set a competitive and realistic asking price.
- New-construction-appraisal: This involves evaluating newly built homes based on construction plans, materials, and market comparisons.
- Investment-property-appraisal: Investors use this to evaluate a property’s income potential or resale value.
- REO-appraisal: Lenders use this after a foreclosure to determine a fair resale price for a repossessed property.
Knowing your goal will help you hire someone with the appropriate experience and credentials.
2. Verify Licensing and Credentials
Not all appraisers are created equal. Always verify that the appraiser is state-licensed or certified. You can do this by checking with your state’s real estate appraisal board. A certified appraiser meets higher education and experience requirements than a licensed appraiser, and is typically better suited for complex assignments like investment property appraisal or estate-appraisers work.
Look for professionals affiliated with recognized industry organizations like the Appraisal Institute or the American Society of Appraisers, which indicates a commitment to ongoing education and ethical standards.
3. Experience and Specialization
An appraiser who specializes in residential-property-appraisal may not be the right choice for a complex new-construction-appraisal or a detailed investment-property-appraisal. Ask about their experience with the specific type of property and situation you’re dealing with.
For example, if you’re handling a probate case, look for someone experienced in estate-appraisers services who understands the legal and tax implications involved. Similarly, someone who’s appraised foreclosed properties and REOs will be more adept at providing accurate reo-appraisal valuations.
4. Knowledge of the Local Market
Real estate markets are highly localized. An appraiser with deep knowledge of your neighborhood or region will provide a more accurate and relevant valuation. They’ll understand local zoning laws, market trends, and the features that make your property more (or less) valuable.
Always ask the appraiser how familiar they are with your specific area and whether they’ve appraised similar properties recently.
5. Review Sample Reports
Before hiring an appraiser, ask to see a redacted sample of a previous property-appraisal report. This can help you evaluate their thoroughness, clarity, and professionalism.
A quality appraisal report should include detailed descriptions of the property, comparable sales, photos, valuation methods used (sales comparison, cost, or income approach), and a clear final opinion of value. If you’re using the report for legal purposes, like a divorce-appraisal or bankruptcy-appraisal, it must be clear, objective, and defensible in court.
6. Ask About Turnaround Time and Fees
Depending on your situation, turnaround time may be a critical factor. Whether you need help help-selling-my-home quickly or have a looming court deadline for a probate-appraisal, be sure to ask how long the appraiser needs to deliver the final report.
Also, confirm pricing upfront. Appraisal fees can vary depending on the complexity and size of the property, but a reputable appraiser will provide a clear, written quote with no hidden fees.
7. Ensure Compliance with USPAP
The appraiser should adhere to the Uniform Standards of Professional Appraisal Practice (USPAP), which governs ethical and performance obligations. Compliance with USPAP ensures your appraisal is recognized by courts, lenders, and the IRS.
This is especially important for mortgage-appraisals, bankruptcy-appraisals, and investment-property-appraisals, which often need to meet strict regulatory or institutional requirements.
8. Communication and Professionalism
Lastly, consider how the appraiser communicates. Are they responsive, clear, and professional? A good appraiser will explain the appraisal process, answer your questions, and be transparent about what you can expect.
Strong communication skills are essential, especially in emotionally charged situations like divorces or estate settlements, where having a calm and professional expert can ease tensions and facilitate resolution.
Hiring a professional appraiser is a smart decision, but choosing the right one requires careful consideration. Define your appraisal needs, verify credentials, seek out relevant experience, and make sure the appraiser is knowledgeable about your local market.
Whether you’re preparing for a pre-listing-appraisal, managing a probate-appraisal, finalizing a divorce-appraisal, or evaluating an investment property appraisal, the accuracy and reliability of the appraisal can have a lasting impact on your financial decisions. Choose wisely, and you’ll have a trusted partner in navigating one of the most important aspects of real estate ownership.

Mark F.3/06/2010We scheduled our appointment for the inspection of two properties in Hudson County for July 8, 2020. Mark Radko called just before the set time to advise he was running very late. Since the buildings I asked him to appraise are an hour-ride from where I live, I said I would wait for him because I needed to have the appraisals done as soon as possible. He arrived 3 hours late. After completing both property inspections, I paid him in full by check that day as customary for this service.During our initial phone call, Mark assured me he would have both appraisals finished "in a couple of days." Since the inspections, via a string of texts and emails over the past months rendering promises - "I'll be working on it today, it will be in sometime tonight or tomorrow morning" - I did receive one of the two appraisals on August 24, 2020, 47 days after the inspection. I am still waiting for the second appraisal as of today, September 10, 2020, and it has been 63 days.I would not recommend Mark Radko's service. His business seems to be a misnomer, for it is certainly not 'dependable' if clients need to chase for paid reports.UPDATE 9/11/2020: I did receive the second appraisal. Both PDF documents, in my opinion, are relevant and complete.read moreread less

He promptly followed up with a fully detailed and well-researched report which allowed me to block the sale and have the home listed for its true value. I can’t think Marty enough.read moreread less
