What to Prepare Before Hiring a Professional Appraiser for Your Property
When it comes to making informed decisions about your property—whether for selling, refinancing, legal matters, or investment planning—a professional property-appraisal can be an essential tool. Appraisals provide a credible, unbiased estimate of a property’s value and are used in various scenarios such as divorce, estate planning, foreclosure, bankruptcy, and buying or selling homes. Before hiring a professional appraiser, it’s crucial to be well-prepared to ensure the process goes smoothly and the appraisal is accurate. This article explores the key things you need to prepare in advance and how doing so can make a real difference in the outcome.
1. Understand the Type of Appraisal You Need
The first step is identifying the type of residential-property-appraisal you need. By understanding which appraisal type you need, you can communicate clearly with the appraiser and gather the right materials in advance.
2. Gather Important Documents
Having documentation ready for the appraiser can make their job easier and ensure a more accurate property-appraisal. The specific documents you need may vary, but generally include:
- A copy of the deed or title
- Recent tax assessments
- Blueprints or floor plans (especially for new-construction-appraisal)
- A list of upgrades or renovations, including dates and costs
- HOA documents, if applicable
- Current mortgage balance (for mortgage-appraisal)
These documents give the appraiser a complete picture of the property’s legal standing, physical layout, and any factors that might impact value.
3. Compile a List of Improvements and Upgrades
Appraisers often base their valuation in part on comparable properties (or “comps”), but upgrades can set your home apart. Make a list of improvements—like kitchen remodels, roof replacements, HVAC updates, or energy-efficient installations—and include the date completed and cost. This is especially useful when you’re looking for help-selling-my-home or preparing for a pre-listing-appraisal, as these details can add measurable value.
For investment-property-appraisal, be sure to note any income-generating improvements or amenities that enhance rentability.
4. Prepare the Property Physically
Your home’s condition is a major factor in its value. A clean, well-maintained property makes a positive impression and ensures the appraiser can easily inspect all areas. Here’s how to prepare:
- Clean the interior and exterior thoroughly
- Make minor repairs (leaky faucets, chipped paint, broken fixtures)
- Ensure all lights and appliances are working
- Trim landscaping and clear outdoor clutter
If you’re scheduling a residential-property-appraisal for legal purposes like a divorce-appraisal or bankruptcy-appraisal, showing the property in its best possible condition can impact the fairness of any legal proceedings.
5. Provide Access to All Areas of the Property
Make sure the appraiser can access all parts of the property, including:
- Attic and basement
- Garage
- Crawl spaces
- Outdoor structures (sheds, detached garages, guesthouses)
If you’re undergoing a reo-appraisal or estate-appraisers evaluation for a vacant or foreclosed home, ensure that keys or codes are available for locked areas. Full access allows for a more comprehensive and accurate property-appraisal.
6. Research Comparable Sales in Your Area
While you don’t need to be an expert, having a general idea of recent sales in your neighborhood can help you better understand your property’s potential market value. This is particularly helpful when you’re seeking a pre-listing-appraisal or investment property appraisal, as you’ll want to price competitively or forecast ROI accurately.
Providing the appraiser with a few examples of similar properties that have recently sold can offer useful context—just be sure the comparisons are recent and similar in size, location, and features.
7. Be Honest About Issues or Repairs Needed
Full transparency about the condition of your home is important. If there are known issues—such as a leaky roof, outdated plumbing, or pest problems—it’s best to disclose them. Hiding problems won’t increase your home’s value and could delay or complicate the appraisal process. This is especially critical for legal valuations like probate-appraisal, divorce-appraisal, or bankruptcy-appraisal, where misleading information can have legal consequences.
8. Coordinate with Tenants (If Applicable)
For investment-property-appraisal, if the property is tenant-occupied, make sure to notify them in advance and coordinate a time that allows for a full walkthrough. Appraisers need to inspect the entire property and take photos—failure to provide access can delay the appraisal or result in incomplete reporting.
Whether you’re selling your home, refinancing your mortgage, settling an estate, or managing a real estate portfolio, a professional property-appraisal is key to understanding your property’s true market value. Preparing thoroughly before hiring an appraiser ensures the process is smooth, efficient, and yields a more accurate result.
By organizing your documents, addressing maintenance issues, and understanding your specific appraisal needs—such as probate-appraisal, investment-property-appraisal, or new-construction-appraisal—you’ll help the appraiser deliver a high-quality report. Ultimately, this preparation protects your interests and supports smarter financial and legal decisions regarding your property.

Kevin F.8/11/2018 - We scheduled our appointment for the inspection of two properties in Hudson County for July 8, 2020. Mark Radko called just before the set time to advise he was running very late. Since the buildings I asked him to appraise are an hour-ride from where I live, I said I would wait for him because I needed to have the appraisals done as soon as possible. He arrived 3 hours late. After completing both property inspections, I paid him in full by check that day as customary for this service.During our initial phone call, Mark assured me he would have both appraisals finished "in a couple of days." Since the inspections, via a string of texts and emails over the past months rendering promises - "I'll be working on it today, it will be in sometime tonight or tomorrow morning" - I did receive one of the two appraisals on August 24, 2020, 47 days after the inspection. I am still waiting for the second appraisal as of today, September 10, 2020, and it has been 63 days.I would not recommend Mark Radko's service. His business seems to be a misnomer, for it is certainly not 'dependable' if clients need to chase for paid reports.UPDATE 9/11/2020: I did receive the second appraisal. Both PDF documents, in my opinion, are relevant and complete.read moreread less
