Tips for Finding the Right Professional Appraiser for Your Property
Whether you’re planning to sell a home, settle an estate, manage a divorce, or invest in real estate, an accurate property valuation is essential. That’s where professional appraisers come in. A qualified appraiser delivers a credible, unbiased property-appraisal based on detailed market analysis and property-specific factors. But with so many appraisers out there, how do you choose the right one?
Here are some practical tips to help you find a trusted appraiser for your needs—whether it’s for a probate-appraisal, divorce-appraisal, bankruptcy-appraisal, or investment-property-appraisal.
1. Know What Type of Appraisal You Need
Before you begin your search, identify the purpose of your appraisal. Appraisers often specialize in specific types of valuations, and hiring someone with experience in your particular situation is crucial. Clearly communicating your goal will help ensure the appraiser uses the right methodology and documentation format for your situation.
2. Verify Licensing and Credentials
Always work with a licensed or certified appraiser. Each state in the U.S. has a licensing board that regulates appraisers. A certified appraiser has met education, training, and experience standards and is qualified to appraise various types of real estate, including complex or high-value properties.
Use the National Registry of Appraisers or your state’s real estate appraisal board to verify the appraiser’s license status. For complex needs—such as investment property appraisal or estate-appraisers work—consider hiring a Certified General Appraiser, who is qualified for commercial and residential valuations.
3. Look for Local Market Experience
Real estate is hyper-local. A residential-property-appraisal conducted by someone who knows your neighborhood will always be more accurate than one from someone unfamiliar with your area. Local appraisers understand pricing trends, school district impacts, zoning regulations, and neighborhood features that influence value.
Ask potential appraisers:
- How many years of experience do you have in this area?
- Have you appraised properties similar to mine in this neighborhood?
- Are you familiar with current market trends here?
4. Check Reviews and Ask for References
In today’s digital world, reviews and referrals speak volumes. Look up appraisers on platforms like Google, Yelp, or Better Business Bureau. You can also ask for references from past clients, especially those who needed similar services, such as a divorce-appraisal or bankruptcy-appraisal.
Positive feedback from clients dealing with probate, investment, or home sale scenarios helps validate an appraiser’s expertise and professionalism.
5. Request a Sample Report
Before hiring, ask to see a redacted sample appraisal report. This will give you insight into how detailed and organized the appraiser’s work is. A comprehensive property-appraisal report should include:
- Property description and condition
- Market data and comparable sales
- Photos of the property and comps
- The valuation method used (sales comparison, cost, or income approach)
- Final opinion of value
Reports used for legal or financial purposes—such as probate-appraisals, mortgage-appraisals, or investment-property-appraisals—must be detailed and defensible in court or with lenders.
6. Discuss Valuation Methods
Ask your appraiser which valuation method they’ll use and why. Different scenarios require different approaches:
- Sales Comparison: Most common for single-family homes or pre-listing-appraisals.
- Cost Approach: Often used in new-construction-appraisals.
- Income Approach: Ideal for investment-property-appraisal, where rental income potential matters.
The appraiser should be able to explain their approach and how it suits your property’s type and purpose.
7. Clarify Fees and Turnaround Time
Professional appraisers typically charge a flat fee based on property type, location, and complexity. Get a written estimate and make sure you understand what’s included.
Ask questions like:
- What is the total cost?
- Are there any extra fees (e.g., for complex properties or rush orders)?
- How long will it take to deliver the report?
Quick turnaround is often important—especially if you’re in the middle of a bankruptcy, court case, or need urgent help-selling-my-home.
8. Confirm Compliance with USPAP Standards
A qualified appraiser should follow the Uniform Standards of Professional Appraisal Practice (USPAP). These standards ensure consistency, ethics, and reliability in appraisal reports. Compliance is critical for appraisals used in legal, financial, or tax-related situations such as estate settlements, divorces, and mortgage financing.
9. Ask If They Testify in Court (If Needed)
If your appraisal will be used in a court case—such as in probate, divorce, or bankruptcy—ask whether the appraiser has experience providing expert testimony. A report prepared for court must be detailed, impartial, and defensible under cross-examination.
Choosing the right appraiser is about more than finding someone who can assign a dollar value to your home. It’s about finding a qualified professional who can provide an accurate, unbiased report that meets the specific needs of your transaction, legal matter, or investment decision.
Whether you’re settling an estate with a probate-appraisal, determining asset division with a divorce-appraisal, analyzing a potential investment property appraisal, or simply need help-selling-my-home, the tips above will guide you toward a reliable expert. Taking the time to hire the right appraiser will give you the clarity and confidence needed to make smart, informed decisions with your property.

Wallace G.11/03/2016We scheduled our appointment for the inspection of two properties in Hudson County for July 8, 2020. Mark Radko called just before the set time to advise he was running very late. Since the buildings I asked him to appraise are an hour-ride from where I live, I said I would wait for him because I needed to have the appraisals done as soon as possible. He arrived 3 hours late. After completing both property inspections, I paid him in full by check that day as customary for this service.During our initial phone call, Mark assured me he would have both appraisals finished "in a couple of days." Since the inspections, via a string of texts and emails over the past months rendering promises - "I'll be working on it today, it will be in sometime tonight or tomorrow morning" - I did receive one of the two appraisals on August 24, 2020, 47 days after the inspection. I am still waiting for the second appraisal as of today, September 10, 2020, and it has been 63 days.I would not recommend Mark Radko's service. His business seems to be a misnomer, for it is certainly not 'dependable' if clients need to chase for paid reports.UPDATE 9/11/2020: I did receive the second appraisal. Both PDF documents, in my opinion, are relevant and complete.read moreread less
