What You Need to Prepare Before Hiring a Licensed Appraiser
Hiring a licensed appraiser is an essential step in determining the accurate market value of your property. Whether you’re dealing with a probate-appraisal, divorce-appraisal, or looking for help-selling-my-home, having the right documentation and property condition can significantly impact the appraisal outcome. Before inviting an appraiser onto your property, preparation is key to ensuring a smooth process and a reliable property-appraisal.
1. Identify the Purpose of the Appraisal
First and foremost, understand why you need an appraisal. The reason determines the type of appraiser you’ll need and what documentation they will require. Knowing the purpose up front allows you to communicate your needs clearly and select a licensed appraiser with the right experience.
2. Gather Relevant Documents
Before hiring a licensed appraiser, collect important documentation to assist in their evaluation. These may include:
- A copy of the property deed
- A recent tax assessment
- HOA agreements (if applicable)
- A property survey or plat map
- Floor plans or blueprints (especially for a new-construction-appraisal)
- A list of recent upgrades or renovations, including dates and costs
- Income and expense statements for investment property appraisal
Providing these details early allows the appraiser to conduct a thorough and informed residential-property-appraisal or reo-appraisal.
3. Make Your Property Presentable
Even though appraisers are trained to be objective, the condition of your property can affect the valuation. Clean, well-maintained homes leave a better impression and make it easier for the appraiser to access key areas.
Tips include:
- Clear clutter from rooms, hallways, and yard areas
- Mow the lawn and tidy up landscaping
- Make minor repairs like fixing leaky faucets or broken doorknobs
- Replace burnt-out lightbulbs and test all utilities
- Ensure pets are secured during the inspection
While cosmetic improvements alone won’t drastically change the final value, poor maintenance can detract from your property-appraisal.
4. Create a List of Recent Improvements
Appraisers factor in renovations and upgrades when assessing value. Make a list of any:
- Kitchen or bathroom remodels
- New HVAC systems
- Roofing or window replacements
- Flooring upgrades
- Energy-efficient appliances or solar panel installations
This information is especially important for pre-listing-appraisals, mortgage-appraisals, or investment-property-appraisals, where improvements can increase the resale or rental value of the home.
5. Know the Local Market
While the appraiser will do their own research, understanding the local market helps you better anticipate questions and outcomes. Review:
- Comparable properties (comps) in your area
- Recent sale prices of similar homes
- Market trends such as average time on market
Being familiar with your area’s real estate climate helps you make more informed decisions when discussing a pre-listing-appraisal or hiring estate-appraisers for a family property.
6. Prepare Access to All Areas
An appraiser needs to inspect all accessible parts of the property, including:
- Bedrooms and bathrooms
- Kitchen and common areas
- Attic, basement, and garage
- Utility rooms
- Exterior features (sheds, decks, patios)
For reo-appraisals or investment property appraisal, even unoccupied spaces must be safe and accessible. If parts of the property are locked or blocked, it may delay or impact the final valuation.
7. Know Your Zoning and Land Use Details
If you’re dealing with a new-construction-appraisal, investment-property-appraisal, or planning a future subdivision, zoning matters. Make sure you know:
- Current zoning designation
- Whether the lot is buildable
- Permitted uses and restrictions
- Lot size and boundaries
This information is vital when determining the full potential of your property and plays a significant role in appraisals for investors or developers.
8. Disclose Unique Situations or Legal Issues
Transparency is key. Inform your appraiser of any special circumstances, such as:
- Pending legal actions
- Property liens
- Boundary disputes
- Recent disasters or insurance claims
Licensed appraisers appreciate honesty and are trained to handle these complexities. Disclosure is especially important for probate-appraisals, divorce-appraisals, or bankruptcy-appraisals, where legal accuracy is required.
9. Choose the Right Licensed Appraiser
Before hiring, verify the appraiser’s license and certifications. Look for those with experience in your specific appraisal need. For example:
- Estate-appraisers for probate and inheritance cases
- Specialists in residential-property-appraisal for homes
- Experts in investment property appraisal for rental portfolios
Appraisers with court experience for divorce-appraisals or bankruptcy-appraisals
Interview candidates to ensure they understand your goals and can meet your deadlines.
Preparing ahead of time is crucial when hiring a licensed appraiser. Whether your appraisal is for help-selling-my-home, securing a mortgage-appraisal, or managing estate matters, readiness ensures accuracy, saves time, and enhances the final outcome.
From documentation to property condition and legal context, every detail counts. By taking the time to organize, clean, and clarify your needs, you’ll help the appraiser deliver a valuation that serves your best interests—whatever the reason behind your property-appraisal.

Michael R.5/23/2019We scheduled our appointment for the inspection of two properties in Hudson County for July 8, 2020. Mark Radko called just before the set time to advise he was running very late. Since the buildings I asked him to appraise are an hour-ride from where I live, I said I would wait for him because I needed to have the appraisals done as soon as possible. He arrived 3 hours late. After completing both property inspections, I paid him in full by check that day as customary for this service.During our initial phone call, Mark assured me he would have both appraisals finished "in a couple of days." Since the inspections, via a string of texts and emails over the past months rendering promises - "I'll be working on it today, it will be in sometime tonight or tomorrow morning" - I did receive one of the two appraisals on August 24, 2020, 47 days after the inspection. I am still waiting for the second appraisal as of today, September 10, 2020, and it has been 63 days.I would not recommend Mark Radko's service. His business seems to be a misnomer, for it is certainly not 'dependable' if clients need to chase for paid reports.UPDATE 9/11/2020: I did receive the second appraisal. Both PDF documents, in my opinion, are relevant and complete.read moreread less

He promptly followed up with a fully detailed and well-researched report which allowed me to block the sale and have the home listed for its true value. I can’t think Marty enough.read moreread less
