Why More People Are Hiring Licensed Appraisers for Their Property
Whether you’re managing a family estate, navigating a divorce, or preparing to sell your home, knowing your property’s true market value is essential. This is why more people are turning to licensed appraisers for professional, unbiased property evaluations. A licensed appraiser brings expertise, accuracy, and credibility to a wide variety of real estate scenarios. From probate-appraisals to investment property appraisal, here are the top reasons people are hiring licensed appraisers for their property.
1. Settling an Estate with a Probate-Appraisal
When someone passes away, their estate must often go through probate—a legal process that involves distributing the deceased person’s assets. One of the key steps is determining the fair market value of real estate holdings. This is where a probate-appraisal becomes essential.
Licensed estate-appraisers can provide a detailed report that satisfies court requirements and helps beneficiaries and executors make informed decisions. Without a licensed appraiser, disputes over property value can delay or complicate estate resolution.
2. Navigating a Divorce Fairly
Divorce often requires the division of assets, and real estate is typically the most valuable shared asset. A divorce-appraisal performed by a licensed professional offers an objective property valuation that both parties can rely on.
Because emotions can run high during divorce proceedings, a certified residential-property-appraisal helps reduce conflict and ensures that one party doesn’t end up at a financial disadvantage. Many courts also require appraisals from licensed appraisers to make equitable decisions.
3. Meeting Bankruptcy Requirements
Individuals or businesses filing for bankruptcy must declare the value of their assets—including real estate. A bankruptcy-appraisal from a licensed appraiser is often required by bankruptcy trustees and courts to determine the property’s fair market value.
This type of property-appraisal is particularly important when negotiating with creditors or restructuring debt. It ensures transparency and provides documentation that holds up in legal proceedings.
4. Selling a Home with Confidence
Many homeowners seek help-selling-my-home and turn to appraisers for a pre-listing-appraisal. Knowing the true market value of a home before listing it gives sellers a competitive edge. It helps avoid pricing too high (which can scare off buyers) or too low (which can lead to lost profits).
A licensed appraiser can also provide insight into which features add value and how the home compares to others in the area, making it a strategic move before listing a property.
5. Securing Financing with a Mortgage-Appraisal
When purchasing a home with a loan, lenders typically require a mortgage-appraisal to ensure that the property’s value supports the loan amount. This protects the lender’s investment and ensures that the borrower isn’t overpaying.
Buyers benefit from a residential-property-appraisal by having a third-party assessment that can identify potential red flags or justify renegotiations on the price if the appraisal comes in low.
6. Evaluating New Construction
Builders, developers, and homeowners constructing new properties often need a new-construction-appraisal to determine the projected value upon completion. This is especially important for securing construction loans, refinancing, or preparing for future resale.
A licensed appraiser considers plans, materials, and current market conditions to deliver an accurate estimate. Without it, new construction projects may run into financing hurdles or overvaluation issues.
7. Handling Distressed Properties and Foreclosures
A reo-appraisal (Real Estate Owned) is used when a property has been foreclosed and is now owned by a lender. These properties require specialized appraisal services to determine current market value, condition, and repair needs.
Lenders rely on licensed appraisers to make decisions about pricing, resale, or whether to hold or liquidate the property. These appraisals also help in preventing further losses and planning for asset recovery.
8. Making Smart Real Estate Investments
Whether you’re buying, selling, or managing income-generating properties, an investment-property-appraisal provides crucial data. A licensed appraiser can assess a property’s potential based on rental income, location, condition, and comparable sales.
Investors often request appraisals when evaluating multi-unit buildings, flipping homes, or seeking financing for commercial real estate. A certified investment property appraisal supports confident decision-making and risk management.
9. Refinancing or Accessing Home Equity
Homeowners looking to refinance their mortgage or tap into their home equity often need a current property-appraisal to determine the home’s value. This appraisal can help secure better interest rates or unlock funds for renovations, college tuition, or other expenses.
Lenders require a licensed appraiser’s report to proceed with refinancing applications, making this service critical to the process.
10. Ensuring Legal and Financial Accuracy
In every situation—be it legal, financial, or personal—accuracy matters. Licensed appraisers follow strict industry standards and are held accountable through professional certification. Their valuations are defensible in court, trusted by lenders, and recognized by government agencies.
Unlicensed or inexperienced appraisers, on the other hand, can deliver inaccurate or biased reports that lead to legal challenges, financial loss, or rejected applications. This is why hiring a licensed professional is not just smart—it’s often required.
Whether you’re going through a divorce, planning your estate, refinancing, or selling your home, a licensed appraiser plays a critical role in real estate decision-making. Services like probate-appraisals, divorce-appraisals, bankruptcy-appraisals, new-construction-appraisals, and investment-property-appraisals all require the expertise and objectivity that only a certified appraiser can provide.
By hiring a licensed appraiser, you gain access to accurate, unbiased information that supports better financial outcomes and smoother legal processes. It’s not just a valuation—it’s a vital step in protecting your interests and your property’s future.

Richard S.4/18/2021We scheduled our appointment for the inspection of two properties in Hudson County for July 8, 2020. Mark Radko called just before the set time to advise he was running very late. Since the buildings I asked him to appraise are an hour-ride from where I live, I said I would wait for him because I needed to have the appraisals done as soon as possible. He arrived 3 hours late. After completing both property inspections, I paid him in full by check that day as customary for this service.During our initial phone call, Mark assured me he would have both appraisals finished "in a couple of days." Since the inspections, via a string of texts and emails over the past months rendering promises - "I'll be working on it today, it will be in sometime tonight or tomorrow morning" - I did receive one of the two appraisals on August 24, 2020, 47 days after the inspection. I am still waiting for the second appraisal as of today, September 10, 2020, and it has been 63 days.I would not recommend Mark Radko's service. His business seems to be a misnomer, for it is certainly not 'dependable' if clients need to chase for paid reports.UPDATE 9/11/2020: I did receive the second appraisal. Both PDF documents, in my opinion, are relevant and complete.read moreread less

He promptly followed up with a fully detailed and well-researched report which allowed me to block the sale and have the home listed for its true value. I can’t think Marty enough.read moreread less
