What to Consider Before Hiring a Professional Appraiser for Your Property
Whether you’re preparing to sell, settle an estate, or divide property during a divorce, hiring a professional appraiser is an essential step in determining the true value of your real estate. Accurate property valuation ensures fair negotiations, supports legal processes, and protects your financial interests. But not all appraisers are created equal, and there are many factors to consider before you hire one. In this article, we’ll explore what you should look for in a qualified appraiser and how different appraisal services—such as probate-appraisal, divorce-appraisal, and investment-property-appraisal—meet specific needs.
1. Know What Kind of Appraisal You Need
The first step is identifying the type of property-appraisal service you require. Appraisers often specialize in different sectors, so choosing someone with experience in your specific situation is critical:
- Probate-Appraisal: For estate settlement, where an accurate valuation helps determine inheritance and estate taxes.
- Divorce-Appraisal: Ensures a fair division of real estate assets during a divorce.
- Bankruptcy-Appraisal: Required when filing for bankruptcy to assess your total asset value.
- New-Construction-Appraisal: Used to evaluate the value of a property under construction, often required by lenders.
- REO-Appraisal: Real Estate Owned properties—typically foreclosed homes—require specialized valuation for banks or lenders.
- Investment-Property-Appraisal: Critical for buying, selling, or refinancing income-generating real estate.
- Pre-Listing-Appraisal: Helps you set a competitive asking price before putting your home on the market.
Knowing your purpose helps ensure you hire an appraiser with the right background and tools.
2. Verify Licensing and Certification
Make sure the appraiser is licensed and certified in your state. Most states require appraisers to be certified or licensed through regulatory boards, ensuring that they follow industry standards and ethics.
For higher-value or complex properties like investment property appraisal, consider hiring a Certified General Appraiser, as they’re qualified to handle a broader range of assignments. You can verify their license status through your state’s appraisal board.
3. Ask About Experience and Specialization
Not all appraisers are experienced in every property type. For example, an appraiser who typically handles suburban single-family homes might not be the best fit for an investment-property-appraisal or a new-construction-appraisal involving multiple units.
Ask questions like:
- How long have you been appraising?
- Have you worked on similar properties?
- What kind of appraisal methods do you use?
If you’re looking for residential-property-appraisal or mortgage-appraisal, find someone with a strong background in local real estate and experience working with lenders.
4. Understand the Valuation Methods
Different situations call for different valuation methods:
- Sales Comparison Approach: Common for pre-listing-appraisals, compares your home to similar recently sold properties.
- Cost Approach: Used in new-construction-appraisals, this estimates how much it would cost to rebuild the property.
- Income Approach: Vital for investment-property-appraisals, it calculates value based on income generation and expenses.
A good appraiser will explain which method they’re using and why it’s appropriate for your property.
5. Check Local Market Knowledge
Real estate is local. An appraiser with deep knowledge of your area can better assess value based on neighborhood trends, school districts, future developments, and buyer demand.
If you’re preparing to sell and thinking, “I need help-selling-my-home,” a local appraiser will help you set a realistic and competitive price. This makes pre-listing-appraisal services especially valuable for sellers.
6. Look at Sample Reports and Reviews
Ask for a sample of a previous report to gauge thoroughness and professionalism. A detailed residential-property-appraisal report should include:
- Market analysis
- Property description
- Photos
- Comparable properties
- Final valuation
You can also check online reviews or ask for references to see what previous clients have said about their reliability and accuracy.
7. Understand the Cost and Timeline
Costs can vary based on property size, complexity, and location. Make sure to get a detailed quote and ask:
- What’s included in the price?
- How long will the process take?
- When will I receive the final report?
For legal matters like divorce-appraisal or bankruptcy-appraisal, timeliness can be critical, so clarity on the timeline is essential.
8. Avoid Hiring Unlicensed or Inexperienced Appraisers
Working with someone who isn’t licensed or lacks experience could result in an inaccurate property-appraisal, which can have serious financial consequences:
- You might overprice or underprice your home.
- Lenders may reject the appraisal, delaying financing.
- In legal cases, the court might not accept the report.
This is especially risky for complex assignments like probate-appraisal, bankruptcy-appraisal, or estate-appraisers handling multiple assets.
9. Clarify Legal Acceptability
If the property-appraisal is being used in a legal setting—such as for divorce, bankruptcy, or probate—confirm that the report will meet the requirements of courts, attorneys, or financial institutions.
Some legal processes require certified appraisals or specific documentation formats, so hiring someone who understands these nuances is essential.
Hiring the right appraiser can make or break your real estate experience. Whether you’re dealing with estate-appraisers, navigating a divorce-appraisal, planning for a new-construction-appraisal, or simply seeking help-selling-my-home, a professional appraisal provides the foundation for confident, informed decisions.
By considering licensing, experience, specialization, valuation methods, and local knowledge, you’ll ensure that your residential-property-appraisal or investment-property-appraisal delivers accurate, reliable results. Don’t take shortcuts—invest in a qualified professional who understands your goals and your property’s true value.

Wallace G.11/03/2016 - We scheduled our appointment for the inspection of two properties in Hudson County for July 8, 2020. Mark Radko called just before the set time to advise he was running very late. Since the buildings I asked him to appraise are an hour-ride from where I live, I said I would wait for him because I needed to have the appraisals done as soon as possible. He arrived 3 hours late. After completing both property inspections, I paid him in full by check that day as customary for this service.During our initial phone call, Mark assured me he would have both appraisals finished "in a couple of days." Since the inspections, via a string of texts and emails over the past months rendering promises - "I'll be working on it today, it will be in sometime tonight or tomorrow morning" - I did receive one of the two appraisals on August 24, 2020, 47 days after the inspection. I am still waiting for the second appraisal as of today, September 10, 2020, and it has been 63 days.I would not recommend Mark Radko's service. His business seems to be a misnomer, for it is certainly not 'dependable' if clients need to chase for paid reports.UPDATE 9/11/2020: I did receive the second appraisal. Both PDF documents, in my opinion, are relevant and complete.read moreread less
